U.S.: Las Vegas is set to welcome a new era of groundbreaking hotels and casinos

When it is said that this territory ‘never sleeps,’ it is not just a metaphor about its fascinating, non-stop entertainment proposal. There are also constant projects to revitalize the spaces. In this article, we highlight five: the Atwell Suites at The Pass Casino, the Otonomus Las Vegas, the Atari-branded hotels, Dream Las Vegas Hotel and Casino, and a casino-resort of Fertitta Entertainment.

Las Vegas is once again proving its prowess as the ‘Entertainment Capital of the World.’ The city that never sleeps is set to welcome a new era of opulence and excitement with a slew of groundbreaking properties emerging from the desert floor like shimmering mirages turned into reality.

The iconic Strip is undergoing a transformative revival. Investors and visionaries are unleashing an unprecedented wave of development, promising to redefine the Las Vegas experience for both locals and globetrotters. These new additions to the city’s skyline are not merely structures of steel and glass; they are the embodiment of a city that thrives on reinvention, constantly striving to outshine its own glittering legacy.

For decades, Las Vegas has been synonymous with glitz, glamour, and unbridled extravagance. It’s a city that doesn’t just welcome change: it thrives on it. The neon-lit Strip, lined with iconic resorts and casinos, has served as a canvas for architects and visionaries to paint their dreams. Now, the city is poised to dazzle the world once again, not with a single spectacle, but with a symphony of architectural brilliance. We are going to check on some of the most spectacular real estate proyects that are being developed in this city in the state of Nevada, United States.

ATWELL SUITES AT THE PASS CASINO

The Pass Casino on Water Street is a vibrant gaming, dining, and entertainment destination in Downtown Henderson. DeSimone Gaming’s second casino is the heart of Downtown Henderson. Located adjacent to both casinos, Atwell Suites will anchor the ongoing redevelopment of the city’s Water Street district.

In addition to 90 guest suites, the hotel will offer a pool and fitness center, an inviting bar with small plates available in the evenings, and a TV lounge, board games and puzzles for further guest gathering and engagement. The property will operate under the ownership of DeSimone Companies, a regional real estate developer who oversees several casinos. The hotel is projected to open in mid-late 2024.

OTONOMUS LAS VEGAS

The Otonomus Las Vegas, a new type of hotel in the city, is being developed in collaboration with Airbnb and is only a seven-minute drive from Allegiant Stadium (home of the Las Vegas Raiders., a NFL professional team), which is currently under construction. It is set to go up at the intersection of Russell Road and Decatur Boulevard. AHC Capital Holdings, the company behind the development, plans to expand this business to Japan and around the world in the future.

The property will cost USD 85 million, will have 303 rooms, and is planned to open on the Q4 of 2024. The project seeks to accompany the great progress that the city is experiencing. The property will be of around four or five floors, with retail shops on the first floor, and a hotel on the second to fifth floors.

ATARI HOTELS

Atari’s Las Vegas hotel might become a reality this year. The planned Las Vegas property was first proposed in 2020 and will be one of the first locations for what Atari hopes to become a chain of branded hotels.

GSD Group, the company behind the Atari-branded hotels project, provided renderings of the property back in 2020, announcing that the resort will have some 400 rooms and will occupy a 5-to-7-acre site near the Las Vegas Strip.

The group originally hoped to open the hotel by the end of 2022. However, these plans never came to fruition and, since the release of the initial renderings, the developer has been more or less silent on the matter.

However, an Atari-branded hotel might be on the table for 2024. An Atari Hotels spokesperson teased that the developer is currently on the lookout for a suitable 5-to-7-acre site near the Strip. In the meantime, the website for the Atari-branded hotel project also remains live, teasing at the possibility of such a property becoming a reality very soon.

DREAM LAS VEGAS HOTEL AND CASINO

Construction on the Dream Hotel and Casino on the south end of the Las Vegas Strip could restart in March 2024. The new resort will be located at 5051 South Las Vegas Boulevard, near the Pinball Hall of Fame and ‘Welcome to Fabulous Las Vegas’ sign. Developers broke ground on the project in July 2022. However, they paused construction in March 2023.

According to developers, the new resort is expected to be 20 stories tall, with 531 guestrooms and suites as well as dining and nightlife venues, a pool deck, a bar, a lounge space on the gaming floor, and on-site parking. The project was announced in February 2020 after Shopoff Realty Investments purchased the 5.25-acre property for USD 21 million. The resort was originally scheduled to open in Fall 2024, but it’s unclear how far that timeline will be pushed back due to the construction delay.

FERTITTA ENTERTAINMENT

In 2022, Fertitta Entertainment received an initial approval for the proposed 43-story casino-resort on the Strip, but no movement has been made on the site. Permit applications filed with the county show that could be changing. Clark County records reveal that multiple building permit applications for the project were submitted between March and October 2023 for the 6.2 acres at the southeast corner of Las Vegas Boulevard and Harmon Avenue.

The company owned by billionaire Tilman Fertitta received approval from Clark County in October 2022 to build a 2420-room upscale hotel over the next two years that would include restaurants, convention space, a spa, a wedding chapel, and a 2500-seat theater.

The land where the billionaire wants to build previously was home to Tex Mex Tequila Bar & Grill, souvenir shops, and a 1960s-era Travelodge. Fertitta’s company bought the land in June 2022 for USD 270 million. The Tex Mex restaurant is the only building still standing on the property. It is across the street from the CityCenter complex, home of the Aria, Vdara and Waldorf Astoria Las Vegas hotels, luxury mall Shops at Crystals, and condo complex Veer Towers.
